Description of property

The Property: Nestled amidst the rolling hills of Carballeda de Avia lies a truly remarkable treasure—a 19th-century rustic house steeped in history and heritage. This majestic property, set in the renowned wine region of O Ribeiro, exudes an air of grandeur and rustic charm befitting its noble origins.

Preserving original features from its era, such as the gallery, woodwork, and watchtower or guard post, this outstanding 19th century house offers a glimpse into its historical past. With three main entrances leading to the house and vineyard estates, the property retains the essence of the region in its stone walls and historically rich interiors.

The Main House:

To the left there are 2 entrances to the main house. The first entrance gives way to a long and wide corridor with the exposed stone wall to one side and a cosy fireplace lead to the 3 spacious double bedrooms with beautiful wooden ceilings and French windows. There also are 2 full bathrooms, a very spacious dining area and an interior staircase leading up to the tower which boasts 2 further double bedrooms. The large, fully-equipped country kitchen with pantry and breakfast area and the adjoining living and dining area can be accessed via a separate entrance but also have a connecting hallway to the main corridor. There also is a laundry room and a natural pool with its own spring water, channelled from the mountainside, as well as an open stone oven/barbecue, perfect for grilling and drying. To the right there also is a large space that is used as a recreation area/break room for service staff. The cellar is located on the ground floor together with various spacious auxiliary rooms for the cellar and storage.

About the cellar (“bodega”):

The cellar, dating back to the 19th century, stands out as one of the rare gems nationwide, boasting characteristics ideal for entirely artisanal production without any additives. This remarkable feat owes to the perfect blend of environmental factors: a protective wall shielding the vines from frost, nutrient-rich soil, and the microclimate of the area. This unique combination nurtures an exceptional vine, twice lauded for its superior quality by both the Ribeiro Wine Association and the National Wine Association.

Inside, the cellar’s layout is meticulously crafted to elevate the aforementioned vine to excellence. Earthy walls and floors, complemented by a wooden ceiling, maintain an optimal and consistent temperature and humidity year-round, preserving wines for over a decade. Original ceramic tanks, perfectly suited for natural fermentation, and wooden Carballo tanks, impeccably preserved, grace the space. These relics are among the few remaining in their pristine state nationwide. Adding to its historical charm, the cellar proudly houses a press dating back to the mid-18th century.

Outside the main house there is a covered terrace for outside dining or to contemplate the beauty of this charming stone house and the surrounding landscape.

On the plot of 3,817 m² is a well-preserved inner courtyard and a very large garden with vines and mature trees as well as space for a kitchen garden to grow your own vegetables. You also have the possibility to acquire additional farmland for cultivation beloning to the property.

The Location: This historic property is located in the village of Carballeda de Avia, a rural area of extraordinary beauty, surrounded by natural wonders such as Ridimoas hiking trail, native forests, and a Biosphere Reserve known for its diverse array of native species. The area is home to unique flora including oaks, willows, chestnut trees, honeysuckles, and a special type of orchid. Additionally, the nearby Sierra de Pena Corneira, declared a Natural Monument in 2007, offers extensive protected natural landscapes, including parts of the villages of Carballeda de Avia, Leiro, and Avión. The centre of Carballeda de Avia has all services and amenities such as supermarket, health centre, pharmacy  etc.

Communications/connections: The city of Ourense can be reached in just 25 min. The vibrant city of Vigo, its airport and the beaches along the Vigo estuary are just 1 hr away. The medieval city of Santiago de Compostela as well as its international airport can be reached in just over 1 hr.  The international airport of Porto in Portugal is 2hrs away. There is a good motorway network in Galicia leading to all major cities in the region as well as to Madrid and other parts of Spain. There are fast trains going from Ourense to Madrid.
